What is the guaranteed rent scheme?

The guarantee rent is where we will manage the property on your behalf, we will pay your full rent every month whether the property is occupied or not. So you can put your mind at ease knowing your rent will be in your bank without problems.

How do you choose appropriate tenants for my property?

We vet all tenants and do the appropriate background and Identification checks to ensure your property is in safe hands.

What would be classed as an emergency?

Most common emergencies that the property would need immediate support would be fires, criminal offences, uncontrollable leaks, no electricity and smell of gas. If you need to report a criminal matter please call 999. If you smell gas please call the national grid on 0800 111 999 who will send out an emergency contractor, and please notify a Winn Estates agent via email or landline. If your property has no electricity please call one of the Winn Estates emergency contact numbers and we will send out an electrical contractor to fix the issue.

Why do I need an EPC?

 An energy performance certificate is a report showing the property energy efficiency. This report will be graded from A (most efficient) to G (least efficient) which is valid for 10 years. Before letting out your property each landlord is required to have an EPC rating of E or higher. If your property has a rating at F or G you will be required to get it to E before renting the property out.

How can I improve my EPC rating?

Cheap, simple and effective ways to improve your EPC rating would be to change your lamps from halogen to new LED’s. You can also Check walls, cavities and ceilings are well insulated.

For a little more expensive upgrades to improve EPC rating would be to upgrade your heating system, add controls to rooms with thermostats, or upgrade with renewable technologies such as solar panels.

Do I need to notify my mortgage lender about letting my property?

If you’re already the owner of the property, you will need permission by the mortgage lender before you can let your property. In most cases there is an additional fee and there can be special conditions imposed by the mortgage lender. If you’re buying the property with the intention to let it straight out, you may be able to get a ‘buy to let’ mortgage.
